From the seller side, they apparently charge the sellers for advertising their property however make no good efforts to assist with the process of the sale. I don't see the advantage for the seller at all!
The first week of August, I contacted this company about some land they had. After waiting nearly 6 weeks for them to get a survey of the land, I was told we could go walk the property. We did so, deciding where we would like our home to be built for our 8 kids to grow up in. We were then told the owner said it had been sold. I was very upset at first, but then Chris emailed me and said it was a misunderstanding, that we were the people buying it that the owner had spoken of. We thought we were back on track, so while we continued to wait for the papers to be drawn up so we could put our borrowed money down and own this property that we were in love with, we decided to take another walk on the land. Boy, were we surprised when someone was mowing it, and then identified himself as the owner. He provided paperwork and proof of a down payment. We compared papers to ensure it was the same tract. Sure enough, we were buying property he had bought from Chris 6 months prior. We both called Chris, but it was Sunday, so we got no answer (turns out, he was also at a family funeral, which we couldn't have known. I was chastised by him later for trying to contact him during that time.). Monday came, and I hadn't heard anything from him by lunch, so I emailed him. He acted as if he had no idea what I was talking about. Later, he told me that the man that bought it had told him that he didn't want it, so he put it back up for sale. Mind you, he hadn't signed any documents for this, nor had he refunded the down payment. He tried to tell me that it wasn't sold because that guy hadn't paid it off yet. He got quite rude, and told me to go find some place else to work with if we didn't like it. I then tried to call the owner multiple times, to no avail. The last time, the receptionist put me through to Chris, instead, and when I questioned these things, he tried to tell me that he never said half of it (though I have emails from him to back this up), and again got nasty with me.
Doing business with these guys is like visiting a seedy used car lot. They have some offerings that look good, but the salesmen wear false smiles and undercut each other. Apparently this is not just our opinion, but the opinion of others in the area as well. Stay away and deal with an honest landowner or reputable realtor.
I looked at these reviews before we started dealing with this company, and Chris. My family and I have been completely let down, though.
They are wonderful to work with. Chris DeWitt helped us find our perfect place. We couldn't be happier. They are always very friendly.
Be wise and be aware! Chris DeWitt and his staff are not licensed real estate agents in Indiana. There company is not registered as a company with the Indiana Attorney General. If you really like the land or lots on the website get a licensed agent to assist you with the purchase land bypass Chris and his team. They want you to finance through them. If you miss a payment you lose the property and the money you paid into it.
Land is way over priced,and Chris needs too be replaced.
Obviously, we are going elsewhere. Maybe you'll have better luck, but I have to believe if they'll do this to us, they'll do it to others. Beware!
Communication was very poor all through our process. No return calls, etc. No response to initial offer. We later went with an agent and we bypassed Indiana Land Company and acquired the land we wanted at a good reasonable price. A licensed agent can pull the public records of the owner and contact them to make an offer for you.
Apparently, they don't mind having unhappy people and losing customers, nor do they operate on a basis of legality. Also, I guess you aren't allowed to talk to the owner.
